We offer a full professional management service for blocks of flats in the South Manchester Area at very competitive fees.

 

 

Our service includes:

   

• Taking over financial management of the Company. Incorporating collection of service charges, Preparation of monthly database, Payment of bills, Preparation of annual budget, Liaising with Chartered Accountants to prepare yearly accounts.

   

• Looking after maintenance of the block: Incorporating arranging day-to-day maintenance ie. Cleaning of common parts, gardening, window cleaner etc, Arranging larger one off jobs such as decoration, replacement of windows etc, Dealing with day-to-day small repairs such as blocked drains, gutters etc, Carrying out a quarterly inspection of the blocks and detailing items for attention

   

• Liaising with Solicitors regarding sales of flats. Incorporating providing appropriate documentation, Dealing with share transfers, Dealing with appointments/resignations of Directors/Secretaries with Companies House, Dealing with the register of members, Making sure that Companies House records are up to date

   

• Arranging and attending Annual General Meeting. Preparing agenda, Chairing meeting, Preparation of detailed minutes and distributing them

   

• Bank accounts. If required, we would set up a designated account for the management company. We would also offer an interest paying deposit account should you wish to build up a “sinking fund”.

    • Block Insurance. We would ensure that the block was fully insured at all times and would use our experienced contacts to shop around for the most competitive rates in the market. This is subject to an inspection of the lease agreement.


 

Fees – negotiable – collected on a monthly basis via standing order.
