Finding tenants We will undertake to market your property in order to secure suitable tenants. References will be taken from: employers, previous landlords, bankers and personal reference together with details of next of kin, payslips and bank statements. We are very careful in our selection and make sure tenants are suitable for each individual property taking into account the rent, size of the property and occupation of the proposed tenants. |

Deposit A sum greater than a months rent will be held as a deposit. This is only refunded once the tenants have vacated and the property has been found to be in good order. All final bills must be paid in full and proof of payment shown. Any repairs, damage or items needing attention will be rectified immediately and the cost taken from the deposit. |

Rent The rent is payable on the 1st of the month. We will collect this and remit to you on a monthly basis (approx. 20th of each month) via Bacs direct into your bank account – together with a statement of account. We will also be responsible for chasing any rental arrears – which is rare, due to our careful selection of tenants in the beginning. However any cost incurred will be borne by the landlord. |

Utilities It is the tenants responsibility to pay for all outgoings (including council tax and water rates) whilst in occupation, payment of the same will be checked before the deposit is refunded. |

Insurance You are required to take out appropriate insurance and advise the insurance company that the property is occupied by tenants. You should insure your own belongings and the tenants will be responsible for their own possessions. If the property is subject to a mortgage, the lender should be advised of the tenancy arrangements – an administration fee may be payable to the lender. |

Vacation We will serve notice to the tenants as and when required and check the condition of the property once the keys are returned, together with confirmation that all final bills have been paid. |
